How to Become a Real Estate Developer (Simple Steps)

  • 0:25 - 0:27
    What's up Wealth Matters Today
  • 0:27 - 0:28
    I've actually got somebody from
  • 0:28 - 0:29
    our coaching program
  • 0:29 - 0:31
    Who's doing things that
  • 0:31 - 0:33
we dont usually teach too much
  • 0:33 - 0:35
    He's actually doing development
  • 0:35 - 0:37
and he's doing it at 29 years old
  • 0:37 - 0:39
    with over $30 million dollars
  • 0:39 - 0:40
    in apartments developed
  • 0:40 - 0:42
His family actually built the number 1
  • 0:42 - 0:44
    rated resort in Oregon
  • 0:44 - 0:46
which actually includes a golf course
  • 0:46 - 0:48
so, i'm going to pick his brain today.
  • 0:48 - 0:50
    about developing amazing properties
  • 0:50 - 0:51
    because you guys know,
  • 0:51 - 0:53
I want to one day delevop
  • 0:53 - 0:54
    a golf course.
  • 0:54 - 0:56
I got Dirk Vandervelde, whats up man
  • 0:56 - 0:58
Hows it going Ryan, thanks for having me
  • 0:58 - 1:00
Glad you came dude, this is exciting
  • 1:00 - 1:02
    to have a guy who's
  • 1:02 - 1:03
built a golf course on the show
  • 1:03 - 1:05
well your family, youve been a part of it
  • 1:05 - 1:07
    you've seen it firsthand
  • 1:07 - 1:09
    Let's jump right into that
  • 1:09 - 1:11
Yea, I didnt build it myself
  • 1:11 - 1:14
but I watched my father and mother do it.
  • 1:14 - 1:16
My father was a European tour player
  • 1:16 - 1:18
    Mother was a school teacher
  • 1:18 - 1:20
    Big dreamers, always big dreamers
  • 1:20 - 1:22
We grew up in the Netherlands
  • 1:22 - 1:25
Once my dad retired from the European tour
  • 1:25 - 1:26
    his next dream was to
  • 1:26 - 1:28
    build his own golf course
  • 1:28 - 1:29
    In their fashion,
  • 1:29 - 1:31
a European player and a school teacher
  • 1:31 - 1:34
who are big dreamers, they partnered up
  • 1:34 - 1:35
with one of their best friends
  • 1:35 - 1:38
and they built what is today actually
  • 1:38 - 1:39
    this year got voted
  • 1:39 - 1:40
    the number 1 resort
  • 1:40 - 1:41
    in the Pacific Northwest
  • 1:41 - 1:42
    and whats that resort called?
  • 1:42 - 1:44
    its called Tetherow Resort
  • 1:44 - 1:46
so, they built the actual course on there
  • 1:46 - 1:48
    the resort itself,
  • 1:48 - 1:49
    it's mainly just hotels and
  • 1:49 - 1:50
    do people live there?
  • 1:51 - 1:52
    Yea, they live there.
  • 1:52 - 1:56
    Its a beautiful golf course
  • 1:56 - 1:59
You'd love it. Scottish link style
  • 1:59 - 2:01
Dave Mclay Kidd, he designed it
  • 2:01 - 2:03
It's a membership base, people live there
  • 2:03 - 2:06
it's on a 720 acre piece of property
  • 2:06 - 2:08
there's members that live there year round
  • 2:08 - 2:10
    and there's 50 hotel rooms
  • 2:10 - 2:12
    boutique beautiful hotels,
  • 2:12 - 2:14
    restaurants, rec center
  • 2:14 - 2:15
    as well as vacation rentals
  • 2:15 - 2:18
How are the economics of all that
  • 2:18 - 2:20
because your family, like you said,
  • 2:20 - 2:21
    your dad is a dreamer
  • 2:21 - 2:23
he grew up like literally playing golf
  • 2:23 - 2:25
    professionally, so he knows
  • 2:25 - 2:26
    what that's all about
  • 2:26 - 2:28
and Oregon is a beautiful spot
  • 2:28 - 2:31
    How do you decide to
  • 2:31 - 2:32
just go build a golf course
  • 2:32 - 2:34
and a hotel along with it?
  • 2:34 - 2:37
    My dad always jokes,
  • 2:37 - 2:39
    hes a developer by default
  • 2:39 - 2:41
    So, when we first moved
  • 2:41 - 2:45
    over from the Netherlands, 2005
  • 2:45 - 2:48
He finished his European tour playing
  • 2:48 - 2:50
then he coached for the Netherlands,
  • 2:50 - 2:51
    so he became a coach,
  • 2:51 - 2:54
    coached the Dutch Federation
  • 2:54 - 2:55
took them to a world cup,
  • 2:55 - 2:57
they won the world cup in Golf
  • 2:57 - 2:58
    said "okay, that's a big
  • 2:58 - 3:00
    accomplishment what's next?"
  • 3:00 - 3:01
So he wanted to start a golf course
  • 3:01 - 3:04
So he came over, we used to vacation
  • 3:04 - 3:07
From the Netherlands, in central Oregon
  • 3:07 - 3:09
Its a destination town, beautiful place
  • 3:09 - 3:11
    and slowly but surely,
  • 3:11 - 3:13
    everytime we would go there
  • 3:13 - 3:14
    my mom and dad
  • 3:14 - 3:15
    would dream about moving there
  • 3:15 - 3:16
    right, they would dream
  • 3:16 - 3:17
    about moving there
  • 3:17 - 3:19
every year they would talk about it
  • 3:19 - 3:20
    then the idea came
  • 3:20 - 3:22
hey, let's develop a golf course here
  • 3:22 - 3:25
originally, he got hired on as
  • 3:25 - 3:28
    the developers representative for
  • 3:28 - 3:29
    the golf course
  • 3:29 - 3:32
so he came on and was there working
  • 3:32 - 3:34
with Dave Mclay Kidd and his team
  • 3:34 - 3:36
    as the development representative
  • 3:36 - 3:38
    sculpting the golf course
  • 3:38 - 3:39
talking about what they should do,
  • 3:39 - 3:41
where they should put the bunkers
  • 3:41 - 3:43
how they should lay out the greens right
  • 3:43 - 3:44
    so he sculpted that
  • 3:44 - 3:45
    It took him from 2005
  • 3:45 - 3:47
to 2008 to get everything built
  • 3:47 - 3:48
built the golf course, get the plats
  • 3:48 - 3:50
and then boom, the original developer
  • 3:50 - 3:52
    as 2008 hits, the
  • 3:52 - 3:54
    original developer goes into default.
  • 3:54 - 3:56
We were packing up all of our boxes
  • 3:56 - 3:57
    we were
  • 3:57 - 3:58
    going to move back
  • 3:58 - 4:00
to the Netherlands, my dad lost his job.
  • 4:00 - 4:01
    We were going to move
  • 4:01 - 4:02
    back to the Netherlands
  • 4:02 - 4:04
and then through a series of conversations
  • 4:04 - 4:07
and relationships, the bank who actually
  • 4:07 - 4:09
took over the golf course reached out to
  • 4:09 - 4:11
him and said, "hey can you
  • 4:11 - 4:12
    help us sell this thing"
  • 4:12 - 4:15
he said "yea, i'll help you sell it" and
  • 4:15 - 4:17
a lightbulb went off in his head
  • 4:17 - 4:18
    one of his best friends
  • 4:18 - 4:21
who did really really well in oil
  • 4:21 - 4:22
    always wanted a golf course
  • 4:22 - 4:25
so in a 3 month period, he brought his
  • 4:25 - 4:26
    friend over, they
  • 4:26 - 4:28
    looked at it, purchased it
  • 4:28 - 4:29
    and like he says he
  • 4:29 - 4:31
    was a developer by default
  • 4:31 - 4:32
    He just built around it
  • 4:32 - 4:35
yea, they bought the course, the clubhouse
  • 4:35 - 4:37
    nothing else was done yet
  • 4:37 - 4:40
they had like 3 homes that were sold
  • 4:40 - 4:43
and then step by step they built hotels
  • 4:43 - 4:45
    they built the rec
  • 4:45 - 4:46
    center, they sold the lots
  • 4:46 - 4:49
and as everything came out with 2008
  • 4:49 - 4:51
they ended up on the right side of it
  • 4:51 - 4:53
and it turned out to be good
  • 4:53 - 4:55
so, they still own it to this day?
  • 4:55 - 4:56
    yea, oh yea
  • 4:56 - 4:59
they just make cash flow from the business
  • 4:59 - 5:00
    on the course and the
  • 5:00 - 5:01
    hotel and everything?
  • 5:01 - 5:02
    yea, the biggest thing
  • 5:02 - 5:03
    is the membership right
  • 5:03 - 5:05
    thats the biggest recurring
  • 5:05 - 5:07
How much is the membership fee there?
  • 5:07 - 5:08
    I think its too low,
  • 5:08 - 5:09
but I think right now it's
  • 5:09 - 5:12
like $650 for a golf membership, monthly
  • 5:12 - 5:15
    that's very cheap
  • 5:15 - 5:16
    thats what I was saying
  • 5:16 - 5:18
there's a deposit fee that goes in
  • 5:18 - 5:19
    and then for social
  • 5:19 - 5:20
    membership its $3-400 bucks
  • 5:20 - 5:22
and then whats like the initiation fee?
  • 5:22 - 5:25
    its $50,000 non refundable
  • 5:25 - 5:29
ok, so 50K to join which, very normal
  • 5:29 - 5:30
    in alot of nice courses
  • 5:30 - 5:32
and $650 a month is cheap
  • 5:32 - 5:34
so when you develop your course
  • 5:34 - 5:36
one thing that i've looked at
  • 5:36 - 5:38
    all those master plan developments
  • 5:38 - 5:41
they get dictated by something called the
  • 5:41 - 5:42
CC&R's, you already know about it
  • 5:42 - 5:44
    yup, the HOA.
  • 5:44 - 5:47
Well, one of the challenges was
  • 5:47 - 5:49
the original developer hadnt written into
  • 5:49 - 5:51
those CC&R's that you could only increase
  • 5:51 - 5:54
the dues by 4% every year.
  • 5:54 - 5:57
Well we were in a bad economic time right
  • 5:57 - 5:59
So rather than increase dues, we would try
  • 5:59 - 6:01
to get people just to move in
  • 6:01 - 6:03
So the key would have been once
  • 6:03 - 6:06
the problem is once you record those and
  • 6:06 - 6:08
people start buying, you have to get like
  • 6:08 - 6:09
    depending on the document
  • 6:09 - 6:12
either 75% of the homeowners to vote
  • 6:12 - 6:14
    for adjusting them or
  • 6:14 - 6:17
    sometimes its even 90%
  • 6:17 - 6:18
    the key would be, when
  • 6:18 - 6:20
    you develop your resort
  • 6:20 - 6:21
you dont tie it to a 4%,
  • 6:21 - 6:22
    just tie it to CPI
  • 6:22 - 6:24
    you can increase dues
  • 6:24 - 6:26
tied to the CPI and it automatically
  • 6:26 - 6:29
happens every year so you dont fall behind
  • 6:29 - 6:31
    on your membership program
  • 6:31 - 6:33
    We would probaly be
  • 6:33 - 6:36
    talking $1500-1600/month
  • 6:36 - 6:38
if it was tied in that manner right
  • 6:38 - 6:42
yea, alot of the courses i'm in are 1500
  • 6:42 - 6:43
    to $2000 bucks a month
  • 6:43 - 6:45
Which is where it would be
  • 6:45 - 6:47
    if the raises were
  • 6:47 - 6:48
happening or it was tied to CPI
  • 6:48 - 6:50
    Then you get, once
  • 6:50 - 6:51
    you're stuck, you're kinda stuck
  • 6:51 - 6:54
Well, i'll tell you this, one of the
  • 6:54 - 6:56
things I love about real estate is that
  • 6:56 - 6:58
you know, you take, in this case a piece
  • 6:58 - 7:00
of land in the middle of Orgeon
  • 7:00 - 7:01
    right, some guy looks
  • 7:01 - 7:03
at it one day and its
  • 7:03 - 7:04
    like "this would be a
  • 7:04 - 7:05
great spot for a golf course"
  • 7:05 - 7:07
Im going to build a business on here.
  • 7:07 - 7:08
    then a real estate guy
  • 7:08 - 7:09
looks at it and is like
  • 7:09 - 7:11
    we should build some houses,
  • 7:11 - 7:12
    we should build another
  • 7:12 - 7:13
    business and its just like
  • 7:13 - 7:14
it's this one plot of land
  • 7:14 - 7:16
    whatever someone imagines
  • 7:16 - 7:18
    ends up becoming the business.
  • 7:18 - 7:21
and that's what attracts me so much to
  • 7:21 - 7:23
developing a golf course community one day
  • 7:23 - 7:25
    you know lets just say
  • 7:25 - 7:27
you go get this amazing piece
  • 7:27 - 7:29
of land, in Oregon, for instance and you
  • 7:29 - 7:31
can go get it for $10 million bucks
  • 7:31 - 7:32
    and all of a sudden,
  • 7:32 - 7:34
    you could go literally create
  • 7:34 - 7:35
    a billion dollars of
  • 7:35 - 7:37
value on this piece of land
  • 7:37 - 7:38
    you built the right homes,
  • 7:38 - 7:41
    you get the right amenities
  • 7:41 - 7:42
    you get the right
  • 7:42 - 7:44
businesses on it, and you can
  • 7:44 - 7:46
create a billion dollars of economic value
  • 7:46 - 7:49
Its not hard to do, well I
  • 7:49 - 7:50
dont want to say it's not hard
  • 7:50 - 7:52
    but it's like very feasible
  • 7:55 - 7:57
That's even my addiction too right
  • 7:57 - 7:58
    you take a idea, you
  • 7:58 - 8:00
    see if its financially feasible
  • 8:00 - 8:00
    and then you get to
  • 8:00 - 8:02
bring it to life every single day
  • 8:02 - 8:04
and theres nothing like doing that
  • 8:04 - 8:05
    it's a addicting process,
  • 8:05 - 8:07
and there is alot of equity created
  • 8:07 - 8:09
Alot, I mean a ton both
  • 8:09 - 8:11
on if you do it on a single family
  • 8:11 - 8:12
    side right, lets say you're
  • 8:12 - 8:13
    going to flip a house
  • 8:13 - 8:15
flipping a house, whats the average profit
  • 8:15 - 8:17
you guys usually make on flipping a house?
  • 8:17 - 8:19
    we aim for 10%
  • 8:19 - 8:22
so in a number like 30 Grand, 50 grand?
  • 8:22 - 8:23
    Yea, the median house
  • 8:23 - 8:25
    right now is 400 grand
  • 8:25 - 8:26
so were trying to make 40
  • 8:26 - 8:27
    make 40, on the ground
  • Not Synced
    up side you're probaly
  • Not Synced
    going to double that,
  • Not Synced
    more like 80-100 grand
  • Not Synced
now its going to take a
  • Not Synced
    little bit longer, probaly double
  • Not Synced
    the time, you're not
  • Not Synced
going to just be able to put
  • Not Synced
    lipstick on it but there's
  • Not Synced
    definitely a lot more equity
  • Not Synced
    creation in there,
  • Not Synced
    alot more profit in there.
  • Not Synced
    If you do it right
  • Not Synced
    The thing I like about
  • Not Synced
    developments too, so this
  • Not Synced
    is all my theory in
  • Not Synced
    talking to guys like you
  • Not Synced
    and other big guys,
  • Not Synced
    but it's just like you
  • Not Synced
    have to find less deals,
  • Not Synced
if I want to go do 100 house flips
  • Not Synced
    I have to find a 100
  • Not Synced
    different deals, negotiate them all
  • Not Synced
and try to make my 10%
  • Not Synced
    With developments,
  • Not Synced
you can go find one piece of land
  • Not Synced
you got your 100 lots, go build
  • Not Synced
    and you got your 100
  • Not Synced
    deals in one transaction.
  • Not Synced
    And now you're going to
  • Not Synced
    spend your next few years
  • Not Synced
    doing them but still
  • Not Synced
    It's a different ball game,
  • Not Synced
    and its actually
  • Not Synced
    more certain than a
  • Not Synced
flip because you know your costs
  • Not Synced
    its just there, we're not
  • Not Synced
getting into these flips that you know
  • Not Synced
    we get into something
  • Not Synced
and were like oh boy here's
  • Not Synced
    an extra 20 grand that
  • Not Synced
we didnt see before and all that.
  • Not Synced
    Exactly, when you're
  • Not Synced
doing a flip, you don't know
  • Not Synced
    exactly what's behind
  • Not Synced
    the walls, it is tricky
  • Not Synced
    Even in the ground up
  • Not Synced
    game, you said it right
  • Not Synced
    it takes just as much
  • Not Synced
energy to do a big deal
  • Not Synced
    as it does a small
  • Not Synced
    deal right. Same process
  • Not Synced
    same timelines, so you
  • Not Synced
might as well do a big deal
  • Not Synced
Might as well do 100 lots,
  • Not Synced
    rather then, i've learned
  • Not Synced
that less in the hard way.
  • Not Synced
    I've had two houses
  • Not Synced
    60 miles away and we're
  • Not Synced
    doing the same exact house
  • Not Synced
on infield lots, ill never do this again.
  • Not Synced
I will only build in 3's,
  • Not Synced
    if I do something
  • Not Synced
    I will build in 3's or 5's or 10's
  • Not Synced
like all in the same vicinity?
  • Not Synced
    yea, same subdivision
  • Not Synced
    exactly like you said
  • Not Synced
If i'm 60 miles apart then
  • Not Synced
    you have to factor in
  • Not Synced
    my superintendents that
  • Not Synced
    have to drive both ways
  • Not Synced
You just have to factor in all
  • Not Synced
these things that I learned the hard way
  • Not Synced
    You're 29 and you've done
  • Not Synced
$30 million of development so far
  • Not Synced
So, what has that consisted of?
  • Not Synced
    We just finished up a
  • Not Synced
84 unit, my first big deal
  • Not Synced
I ever put together was a 84 unit deal,
  • Not Synced
Tell me about that 84 unit deal.
  • Not Synced
So its 6 buildings, the land was,
  • Not Synced
    as you know real
  • Not Synced
    estate is a relationship game,
  • Not Synced
    so one of my best
  • Not Synced
    friends is a local realtor
  • Not Synced
    He was at church,
  • Not Synced
and a guy that owned property
  • Not Synced
he bought 10 acres, so super smart guy
  • Not Synced
Kind of goes back to what you were saying
  • Not Synced
    He bought 10 acres,
  • Not Synced
    subdivided it into 4 lots.
  • Not Synced
    Built 110 assisted living units,
  • Not Synced
    that's his business.
  • Not Synced
Then he had 2 more lots
  • Not Synced
he was selling, he told my
  • Not Synced
buddy jake at bible study one night
  • Not Synced
"Hey, i'm trying to sell this land, do you
  • Not Synced
have anybody that would be interested?"
  • Not Synced
    He brought it to me,
  • Not Synced
    we looked at it quickly
  • Not Synced
    We were able to very
  • Not Synced
    quickly understand there was
  • Not Synced
    alot of value in it,
  • Not Synced
    and put a deal together
  • Not Synced
Kind of crazy how it all happened.
  • Not Synced
Yea, tell me like the numbers
  • Not Synced
    and how it happened.
  • Not Synced
    It was, He wanted about
  • Not Synced
1.2 for it, and the way
  • Not Synced
    that mutli family games works.
  • Not Synced
    If you wanted to quickly
  • Not Synced
understand what you can actually pay
  • Not Synced
for a piece of land, you want to
  • Not Synced
begin with the end in mind.
